The scoring weights were occupancy 20, sleep privacy 15, kitchen 10, laundry 10, ski access 15, dining and groceries 10, family and senior usability 10, availability and cancellation 5, and price transparency 5.

Best options for four, five to six, and seven to eight guests

For four guests, start with a genuine two-bedroom unit. For five, insist on a documented fifth sleeping position. Six adults should prioritize three bedrooms and two or more bathrooms. Eight adults are better off in four bedrooms than in a three-bedroom unit padded out with futons. Two families should also look for two primary suites and written rules on deposits and partial cancellations.

Best for full kitchens, laundry and true ski-in/ski-out access

The verified multi-bedroom categories at Setsu, Skye, AYA, Intuition, Landmark View and Country Resort all meet an A-grade kitchen standard for preparing a normal meal. Skye and AYA have the clearest true ski-in/ski-out setups in this shortlist. A gondola walk or hotel shuttle isn't the same product.

It's genuinely ski-in/ski-out. The trade-off is price, and a less convenient grocery run than central Hirafu.

AYA Niseko

Upper/Central Hirafu | 89/100 | Best for four to eight guests, two families and younger children. Standard three-bedroom apartments commonly suit six. Residence A is about 225 square metres with three bedrooms plus a maid room, room for up to eight guests, three bathrooms, a full kitchen, washer-dryer, private natural onsen and a dedicated ski-in entrance. Large-unit inventory is scarce, and the whole group shares the cancellation exposure.

Intuition Niseko

Lower Hirafu | 87/100 | Best for six to eight guests, premium groups and an in-residence onsen. The Three Bedroom Premier Residence has a standard six and a maximum of seven; the roughly 295-square-metre Four Bedroom Yotei Penthouse has a standard eight, maximum ten, three bathrooms, a full kitchen, washer-dryer and in-room onsen. The main downside is Lower Hirafu's uphill return. Children aged six and over count as one guest.

Niseko Landmark View

Upper Hirafu | 84/100 | Best for four or six guests near the Grand Hirafu Gondola. The two-bedroom units have four fixed beds plus a paid fifth-person futon; three-bedroom units have six fixed beds plus a paid seventh-person futon. Facilities include a full kitchen, in-unit washer-dryer, drying area and ski locker, about a three-minute walk from the gondola. It's not ski-in/ski-out.

Country Resort Niseko

Outer Hirafu/St Moritz | 81/100 | Best for six, two families, drivers and groups prioritizing per-person cost. Kuttara has a standard six and paid maximum of eight, with one double plus two twin bedrooms, two toilets and two showers, full kitchen, laundry, dry room, parking and winter shuttle — roughly a six-minute drive to Hirafu. The drawback is relying on a vehicle or shuttle, plus a single whole-house cancellation risk.

Other properties worth considering

Youtei Tracks (83) offers a three-bedroom penthouse for seven adults with six beds, three bathrooms, kitchen and laundry — the seventh guest doesn't get a seventh permanent bed. Hinode Hills (80) has two-bedroom suites up to six and the Hinode Suite up to nine, but its published sofa bed is about 175 cm long. SnowDog (74) relies on a bunk and sofa bed in some six-person units, and its connected-unit occupancy figures conflict across sources, so treat that one as unverified until confirmed directly with the property. MUWA (78) has selected three- and four-bedroom options, but each unit needs checking individually; MUWA is in Upper Hirafu/Grand Hirafu, not HANAZONO.

Hirafu, HANAZONO, Niseko Village or Annupuri for a group?

Upper Hirafu is strongest for slope access, though it comes with steep roads. Central Hirafu is best for dining and shuttles, but it's expensive. Lower Hirafu has more large residences but uphill returns. HANAZONO has strong slope services but weaker everyday grocery access. Niseko Village suits resort-style families. Annupuri and Moiwa are quieter but more difficult without a car after skiing. Kutchan and outer areas can lower the per-person price, but add transport dependency.

Is one large apartment really cheaper than two hotel rooms?

Calculate per person per night like this: room price plus taxes, service and cleaning fees, extra-person charges, beds, breakfast, airport and ski transfers and parking, minus a realistic food saving, divided by paying guests and nights. Record the exact dates, guest ages, room type, currency, tax treatment, refundability and minimum stay. A single lowest nightly rate isn't a valid conclusion on its own.
